With the introduction of the Unit Titles Act 2010, it is now mandatory for every unit title development in New Zealand to have a written long-term maintenance plan. This is regardless of the size of the development.
The content of long-term maintenance plans is prescribed in the Act but most unit owners find the requirements hard to understand. That comes as no surprise because all of the new unit titles legislation is difficult to interpret, even for professionals.
Couple that with the liability that falls upon the person who writes the plan and we find there is a need for specialist independent contractors to assist bodies corporate fulfil their legislative obligations.
